This week the Community of Madrid has announced a program to help young people buy their first home in Madrid. Through this program, the government of Isabel Díaz Ayuso will guarantee up to % of home purchases for young residents in the CAM.

Although many may think that this is the best way for young people to access housing, it is a measure that at best will do little and at worst will be counterproductive for young people to access to the purchase of a home in one of the most stressed areas of Spain.

The my first home program: insufficient funds
The my first home program is part of the government agreement between Vox and PP. It doubles the amounts allocated, from nine to eighteen million euros. It guarantees between and % of mortgage loans to those under years of age who have been registered in the Community of Madrid for two years , who do not have any other property in Spain (it is practically impossible to prove that you do not have property abroad), and will be available from September.

The house price limit is , euros. Here we already enter into a problem, , euros is an amount that is not unusual for the acquisition of a home for a family in Madrid, but if the budget allocation is million euros, we c  Mexico Email List  ould be talking about supporting the purchase of just homes (, euros times is almost million euros).

However, let's assume that the average home is , euros financed at % (, euros), in that case we are talking about homes. Let's assume that they are all purchased in pairs, which would mean beneficiaries in one of the most optimistic scenarios. According to the INE, in in the Community of Madrid there were , people between and years old in the Community of Madrid (let's assume that those between and do not go into a home). That is, we would talk about a policy that with that budget could benefit around % of the target population in an optimistic situation.

Do we see the problem here? Housing policies are that to be effective, they must be budgeted with gargantuan budgets, not with such meager budgets. This measure will do little, in the worst case scenario it will make access to housing more expensive “because as a buyer you can benefit from Ayuso's guarantee.”

If it is true, assuming that what is done is to use the amount to guarantee directly, if what is done is to look for a financial entity that will assume the guarantee in exchange for eighteen million euros, the aid will be multiplied to many younger, however, even if with that budget we could endorse the optimistic scenario a hundredfold, I think we would reach a maximum of % of the target population.

The problem is that there is little housing available in the CAM
Madrid Housing
In the Community of Madrid there is little housing for the demand for housing there. In , the homes launched met less than a year of demand. In , a year ago, we counted how the region ran out of new housing stock. and the news warned that it was running out of land. In June , the developer Aedas Homes warned of a shortage of buildable land.

Furthermore, in Madrid we have had the disastrous Esperanza Aguirre law that limited the height of residential buildings to three floors plus an attic between and . This has meant that for seven years we have had an artificial limitation on buildability along with the limitation on buildable land established by the different governments.

The housing that could be built around the reforms of the Chamartín station was also artificially and meaninglessly limited by the government of Manuela Carmena in the capital's mayor's office and was also limited in the north of the capital, choosing to create a “ Northern Country House ” on the land between the M ring road and the El Pardo land instead of considering the need and high demand for affordable housing in the north of the capital.
